How the Assessor's Office Set Your Valuation

Residential Sales

The residential sales file uses sale dates from 10-1-2019 to 9-30-2021 per State Statute.  Assessed level of value for residential property for the 2022 valuation year is 100% of market valuation.

Commercial Sales

The commercial sales file uses sales from 10-1-2018 to 9-30-2021 per State Statute.  Assessed level of value for commercial property for the 2022 valuation year is 100% of market valuation.

Commercial Coding

There are limited commercial usage codes for al the various commercial buildings within Webster County.  Therefore, commercial buildings are grouped together by similar usage and pricing.  See the “Commercial Coding” Link above for usage descriptions.

Agricultural Land Values

Agricultural Sales File 

The agricultural sales file uses the sale dates from 10-1-2018 to 9-30-2021 per State Statute.  Agricultural land is valued at 75% of market value.  All “Site” values are at 100% of market.
